Title: Western Montana Plays Host to Online Auction of Dozens of Properties
|
A sudden wave of yellow and black auction signs have sprung up across western Montana, signaling the start of what may be the largest online land auction in the state’s history. A forward-thinking Montana real estate broker has partnered with the LFC Group of Companies, industry leaders in online auction marketing, to sell 28 properties located across the state from Missoula to the Idaho border, ranging from home sites in St. Regis and Huson Heights to large acres of development land at Fish Creek on the Alberton Gorge.
“In today’s market, it is really difficult to not only grab buyer attention, but also engage them in the process,” said Al Dunlap of Regent Realty in Missoula. “The online auction is the perfect way to get buyers off the fence, create some action and give the sellers real bids to seriously consider.”
Included in this auction are several prime riverfront home sites in St. Regis. Ranging from half an acre to just over an acre in size, the dozen lots have minimum bids between $20,000 and $50,000, representing discounts of 75 percent and greater from the previous listing prices. Also available, at a considerable discount, is approximately 166 acres of land bordering 1.7 miles of the St Regis River.
There are also several large acreage parcels available, such as several properties at the mouth of Grant Creek that have already attracted significant interest from a variety of developers, and ±65 acres in the Rattlesnake Canyon.
The largest property in the auction is Royal Elk Meadows, consisting of approximately 271 acres of land along the Alberton Gorge at Fish Creek. This property has the potential for any number of developments, from residential subdivisions with high visibility commercial potential, to a secluded, expansive ranch.
The minimum bids for all 28 properties are at least 70 percent less than the previous asking prices.
“It’s not just the eye-catching size of this online auction; it’s the incredibly wide range of development opportunities being offered that makes this event so unique,” notes LFC’s Director of Operations Ryan Devin.
As with all of LFC’s campaigns, this auction will be held entirely online, removing the need to spend hours in a crowded ballroom with all the unwanted pressure that comes with an outcry auction.
